DEMOLITION AND SITE CLEARANCE FOR BARRATT HOMES
The 28 acre Pirelli factory site in Eastleigh was bought by Barratt Homes for redevelopment and Hughes & Salvidge were awarded a contract of over £3 million to demolish the buildings and to remove contaminates, which included heavy metals, asbestos and boiler combustion waste. A small part of the site was retained by Pirelli and therefore special consideration had to be given to working close to adjacent buildings.
Barratt Homes decided to proceed with demolition prior to obtaining full planning approval, we worked closely with Barratt during their planning negotiations to reach agreement on the following key considerations.
- to minimise dust
- to control noise and vibration limiting vehicle movements on/off site
- the removal of hazardous waste
- the impact of working hours on the community.
The extensive negotiations with both the Council and the local community resulted in us receiving approval for our environmental proposals and reduced the fears and reservations of the community. This was, in the main, achieved by:
- Increasing the level of recycling on site, thereby reducing vehicle movements
- Using the peripheral buildings as noise barriers
- Controlling working hours without impacting on the redevelopment programme.
We are pleased to have contributed to our client being able to develop the Pirelli site, which is one of the largest 'brownfield' sites in Southern England by:
- Assisting in gaining planning.
- Achieving 90% of recyclable materials, producing 70,000 tons of crushed concrete, used as site fill.
- Reducing aggregate tax and logistic costs by site crushing
- Recycling over 6,000 tons of steel
- Establishing positive relationships with the local and wider community and addressing their concerns by minimising the impact of such a major demolition and site remediation contract.
